I’ve interviewed many people over the years who have taken on massive refurbishment projects, and always wondered, how do they live through it? As in, live in their homes while major work is being done. I’ve had so many conversations about this process that I think it’s scared me off for life, as I just can’t imagine living in a space that’s also a building site, with all the mess and stress that brings.

But then I see projects like this and the results make the effort – and dust! – seem very worthwhile. I came across this ground and garden level property on Eglinton Crescent in Edinburgh’s West End when it was on the market with the Edinburgh office of Knight Frank, with photography by SquareFoot. Owner Barry MacLennan had the vision to transform this property and tackled a substantial refurbishment and reconfiguration project to create the spaces you see today. I chatted to Barry about the process, the design decisions, and the challenges along the way.

Back in February 2015 I wrote about a house at 47 Old Church Street in London’s Chelsea that had been completed by the design studio and developer Echlin – you can find the accompanying Steller story here. It was a stunning property, and at the time I wrote: ‘This interior reminds you of what luxury really looks like: exquisite materials and detailing with a strong sense of craftsmanship, with some knockout features… and a floor plan conceived to enhance the space and flow and light.’

It’s funny how some properties – and some developments – just connect with you. Years ago, way back in 1999 – and yes, I can barely believe it was so long ago! – I visited this loft development in Edinburgh’s Leith area. Named Leith Lofts, the project architects, Duffy & Batt (since reborn as Studio DuB) converted two former B listed whisky bond warehouses on Maritime Street in the heart of Leith to create 28 apartments. Buyers had the choice of purchasing a shell where they could fit out the interior themselves, or buying a completed apartment. Over the years I’ve written about a few of the lofts, and each has been interesting and unique, not only in terms of the individual spaces but also in the way each owner had interpreted and worked with the characteristics of each space.

When I was thinking about starting a weekly Scottish Property of the Week here on Copperline, I came across this house – make that this staggering house – on the market with Knight Frank. And I realised that there’s no better time to kickstart a new weekly feature than with a beautifully refurbished B listed Victorian country house.

Located in Linlithgow in West Lothian, Bonnytoun House stands in mature parkland with around 24 acres of land including paddocks and two walled gardens, along with an old stable courtyard. With views over Linlithgow Loch towards the historic Linlithgow Palace, Bonnytoun is one of those properties that feels very ‘away from it all’, yet it’s also in a prime commuter spot with easy access to Edinburgh and Glasgow.

Many years ago, too many years to acknowledge here, I moved into a rental flatshare in Nelson Street in Edinburgh’s Georgian New Town. It was a great flat – beautiful in its proportions and period detail, albeit with a tired interior, but at that stage in life I didn’t mind having a dated kitchen with tiling that looked like it might have been there since the ’70s. The big rooms and brilliant location won me over, and this street has been a favourite New Town address of mine ever since.

So when I noticed this main door ground floor flat in Nelson Street being marketed by Knight Frank, needless to say I had to explore it further. “Magnolia, magnolia and more magnolia” is how owners Andrew and Anna Martin describe this three bedroom property when they bought it in May 2014. “The previous owners had re-decorated to sell,” Andrew explains. “It had been a HMO (multiple occupancy let) in recent years, but we loved the neoclassical proportions and the size of the flat, which was obvious as soon as we entered for the first time.”

2nd February 2016

When interior designer Eva Serrano arrived at this handsome Georgian townhouse at 9 Duncan Street in Edinburgh’s Newington area 12 years ago, she was looking for a home that could evolve with her growing family – daughter Naroa and son Lewis – and that would give her the opportunity for a studio space at home. As she says: “The house has five bedrooms, so I could have a studio here and this gave me the work-life balance I wanted.”
